Luxury Villas in North Miami Beach

Nine-bedroom villas in North Miami Beach sleeping up to 20, minutes from Bal Harbour, Aventura and Sunny Isles. The big-group base without South Beach prices.

Start with the thing the name gets wrong: North Miami Beach is not on the beach. It sits inland, west of the Intracoastal, in a residential grid above Bal Harbour and below Aventura, and that single fact is the whole reason our largest houses are here. Land is wider and cheaper a few minutes back from the sand, so the properties are wider too. This is where a group of eighteen or twenty gets nine en-suite bedrooms, a full chef kitchen, a heated pool and somewhere to park six cars, none of which exists at any sane price on Collins Avenue. The trade is honest and worth stating plainly: you drive to the water. Haulover, Sunny Isles and Bal Harbour are each a short hop east, and the beaches you reach are markedly emptier than South Beach on the same Saturday. What you give up in barefoot access you get back in space, quiet and the ability to put an entire wedding party, family reunion or production crew under one roof.

The Residential Grid

Quiet streets of single-storey and two-storey houses on generous lots, which is why the nine-bedroom new builds are here. Parkable, unhurried, and genuinely residential rather than a rental strip. Nobody is walking past your pool.

Toward Aventura

The northern edge, minutes from Aventura Mall and the Turnberry corridor. This is the shopping, dining and spa side of the trip, and the easiest direction to send half the group while the other half stays at the house.

Toward Bal Harbour and Sunny Isles

East across the Intracoastal. Bal Harbour Shops for the luxury retail, Sunny Isles for a wide and comparatively calm stretch of sand, Haulover for the park and the inlet. Ten to fifteen minutes by car depending on the bridge.

Oleta River and Greynolds Park

The green side, and the reason this area reads differently from the rest of Miami-Dade. Oleta River is the largest urban park in Florida, with mangrove kayaking and mountain-bike trails. Greynolds is the quieter local one. Both are a few minutes out.

What North Miami Beach Is Known For

Nine-bedroom houses sleeping up to twenty, with every bedroom en-suite, which is genuinely rare in Miami-Dade at any price. The Ancient Spanish Monastery, a 12th-century Segovian cloister shipped to Florida by William Randolph Hearst and rebuilt here, which is the most unlikely landmark in the county. Mangrove kayaking and mountain-bike trails at Oleta River State Park, the largest urban park in Florida. Bal Harbour Shops and Aventura Mall for two very different takes on Miami retail, both within fifteen minutes. Haulover Park and inlet for fishing charters, kiteboarding and a beach that never reaches South Beach density. A base that puts downtown Miami, Fort Lauderdale and the Everglades all inside a comfortable drive.

Best Time to Visit North Miami Beach

November through April is the season: dry, warm, and the reason snowbirds exist. December through March books earliest and prices hardest, with the New Year and spring-break weeks going first. May and October are the value windows, still hot and swimmable with noticeably softer rates. June through September is hurricane season and genuinely humid, with near-daily afternoon storms that pass quickly. Big group houses like these go furthest in shoulder season, because the same nine bedrooms cost a great deal less in early May than in late December.

Getting There

Fort Lauderdale-Hollywood International (FLL) is the closer airport at roughly 20 to 30 minutes, and it is very often the cheaper and calmer arrival. Miami International (MIA) is 30 to 45 minutes depending on traffic. A car is not optional here, which is the honest cost of the space: nothing is walkable, and a group of eighteen will want two or three vehicles. Parking at the houses is generous, which is itself unusual in this county.

Is North Miami Beach actually on the beach?

No, and it matters enough that we lead with it. The city sits inland, west of the Intracoastal. The nearest sand is Sunny Isles, Haulover or Bal Harbour, each a short drive east. If barefoot beach access is the priority, book on the barrier island instead and accept a much smaller house for the money. If space for a large group is the priority, this is the right call.

Why are the biggest houses here rather than in Miami Beach?

Land. Lots in the residential grid are wider and cost far less than anything on the barrier island, so builders put nine bedrooms and a pool on them. A twenty-guest house with every bedroom en-suite simply does not exist at a comparable price on Collins Avenue.

How far is South Beach?

Roughly 25 to 40 minutes by car depending on traffic and which bridge you take. Close enough for a night out, far enough that you are not living in it. Most groups treat South Beach as an evening trip rather than a base.

Is it safe and quiet for families?

It is residential and parkable, which is the main thing families want. Streets are ordinary neighbourhood streets rather than a rental strip. Oleta River and Greynolds Park are close for the daytime, and the houses are large enough that children and adults are not on top of each other.

Can these houses host an event or a shoot?

Several are well suited to it, with the space, the parking and the layouts for it, but event and commercial use is always subject to the individual property terms and local rules. Tell us the headcount and what you are planning and we will tell you which houses can genuinely take it rather than which ones merely look big enough.

Do we need to rent cars?

Yes. Everything here is a short drive and nothing is a walk. For a group of eighteen or twenty plan on two or three vehicles, or a combination of rentals and rideshare. The upside is that parking at the houses is not the problem it would be anywhere on the island.
