Our waterfront collection is small on purpose, because a dock is one of the few amenities that cannot be improvised and one of the most frequently implied without being present. Every property here carries water frontage in its own specification, not in its neighbourhood description.

Does every waterfront villa have a dock?
No, and this is the question to ask first. Water frontage and a usable dock are separate things. A villa can sit directly on the water with no mooring at all. We list the dock, and its stated length, only where the property specifies one.
Can my charter yacht come to the villa?
It depends on the draft of the boat and the depth at the dock, not on the length of the dock. Give us the vessel and we will confirm against the property specification in writing before anything is booked. If the depth will not take it, a nearby marina pickup is arranged instead and we say so upfront.
What is the difference between waterfront and oceanfront?
Oceanfront faces open sea, usually with a beach and surf. Waterfront in Miami generally means bay, canal or intracoastal frontage: calm water, a dock, and boat access rather than swimming off the property. For beach access, the beach collection is the right filter.
Is the water swimmable from the dock?
Often not, and we would rather say that than imply otherwise. Bay and canal frontage is for boats. The properties in this collection pair the water frontage with a pool for swimming, which is why the pool appears in their own amenity lists.
How far in advance should I arrange dock use?
Before you book, if the boat matters to the trip. Confirming draft, beam and overnight mooring takes a day or two with the property, and it is the one detail that cannot be solved after arrival.
