Choosing a Villa with Waterfront in Fort Lauderdale
Waterfront means two different things in a villa listing and the difference decides your week. Some properties sit on the water and look at it. Others sit on the water and let you leave from it. A private dock with real depth turns a villa into a base: the tender comes to you, the charter picks you up at the house, and the day starts without a drive to a marina. Our waterfront collection is small on purpose, because a dock is one of the few amenities that cannot be improvised and one of the most frequently implied without being present. Every property here carries water frontage in its own specification, not in its neighbourhood description.
What to Expect
Direct water frontage at the property, not a short drive to it. Private dock or deep-water mooring where the listing states one, with the stated length given. Waterfront pool and lounge terraces on the properties that carry them. Tender and charter pickup arranged from the house rather than a public marina. Depth and beam limits confirmed in writing before a charter is booked. Dock lighting and overnight mooring subject to the individual property rules.
About Fort Lauderdale
Fort Lauderdale is the boating city of South Florida. A network of residential canals runs off the New River and the Intracoastal Waterway, which is why so many of the houses here sit on the water with a dock at the end of the garden rather than a view of someone else's. The city is half an hour or so north of Miami and works as its own base rather than a suburb of it: Las Olas Boulevard for dinner and the galleries, a long public beach along A1A, and Fort Lauderdale-Hollywood International (FLL) close enough that arrival day is short. For a group that wants a waterfront house, a pool and the water as part of the trip, it is the easier place to do it than Miami Beach.
The Beach and A1A
Fort Lauderdale Beach runs along State Road A1A with a promenade, beach bars and hotels across the road. Hugh Taylor Birch State Park sits behind it with trails and a stretch of green that most visitors miss.
The Intracoastal
The Intracoastal Waterway runs north and south between the mainland and the beach, and it is the main road for anyone on a boat. Waterfront restaurants along it take boats at their own docks.
Best Time to Visit Fort Lauderdale
November through April is the dry season, warm days and cooler nights, and the busiest stretch of the year, with December through March the peak. Late October brings the Fort Lauderdale International Boat Show, which fills the city. May through October is hot and humid with afternoon storms and is hurricane season, so rates soften and the water is at its warmest.
How far is the beach?
The canal neighbourhoods are on the mainland side, so the beach is usually a short drive east over the Intracoastal rather than a walk.
Which airport should we fly into?
Fort Lauderdale-Hollywood International (FLL) is the closest for most of the city. Miami International (MIA) works too and has more international routes, with a longer drive north.
Does every waterfront villa have a dock?
No, and this is the question to ask first. Water frontage and a usable dock are separate things. A villa can sit directly on the water with no mooring at all. We list the dock, and its stated length, only where the property specifies one.
Can my charter yacht come to the villa?
It depends on the draft of the boat and the depth at the dock, not on the length of the dock. Give us the vessel and we will confirm against the property specification in writing before anything is booked. If the depth will not take it, a nearby marina pickup is arranged instead and we say so upfront.
What is the difference between waterfront and oceanfront?
Oceanfront faces open sea, usually with a beach and surf. Waterfront in Miami generally means bay, canal or intracoastal frontage: calm water, a dock, and boat access rather than swimming off the property. For beach access, the beach collection is the right filter.
Is the water swimmable from the dock?
Often not, and we would rather say that than imply otherwise. Bay and canal frontage is for boats. The properties in this collection pair the water frontage with a pool for swimming, which is why the pool appears in their own amenity lists.
How far in advance should I arrange dock use?
Before you book, if the boat matters to the trip. Confirming draft, beam and overnight mooring takes a day or two with the property, and it is the one detail that cannot be solved after arrival.
